Before you start construction on your extension you need both Planning and Building Regulations approval from the council, both of which I can design and submit as an agent on your behalf.

 

Planning Process – this includes the general design of your extension (scale, layout, window and door positions) once the design is completed for the extension, plans are submitted to the council and the application typically takes 14 weeks from submission to approval.

Building Regulation Process – Once planning has been granted, the planning drawings are advanced to a detailed construction set of drawings that show compliance with the building regulation approved documents, and are typically used for your builder to quote and construct from. Structural engineer calculations will also be required for this process, I work closely with a structural engineer and deal with all correspondence for you.
